If you’re running a commercial or institutional building, you know that energy bills and outdated HVAC systems can be a nightmare. We’ve heard countless stories about facilities that just can’t keep up. That’s exactly why we were so excited to research and work on this comprehensive project at Fluxiss.

We didn’t just ‘install’ an HVAC system; we engineered a complete mechanical, HVAC, and piping (MEP) overhaul that uses the earth itself to heat and cool the space. For a client needing top-tier efficiency and comfort, our focus was a sophisticated, multi-zone Water Source Heat Pump (WSHP) system integrated with Radiant Floor Heating. Imagine walking into an Apparatus Bay that’s perfectly heated from the floor up—that’s the comfort level we delivered.

How We Tapped the Earth for Zero-Compromise Comfort

The Primary System for this project wasn’t some noisy rooftop unit; it was a series of WSHPs powered by a Geothermal Ground Loop connected to an Underground Borehole Field.

It’s about leveraging the stable temperature of the earth as the Energy Source, leading to massive savings. We provided all the detailed piping plans (M201-M203) and specifications for control devices like two-way valves and flow meters, making the entire system incredibly precise and easy to monitor.

Challenge: Making a Complex, High-Efficiency System Easy to Run

Complex engineering can lead to complex operations. The biggest hurdle? Integrating the WSHPs and the luxurious Radiant Floor Heating in the Apparatus Bay while ensuring flawless air quality.

To tackle this, we had to get extremely detailed. This meant designing the entire Ductwork (M101-M103), including specialized exhaust for areas like Gear Lockers, and meticulously placing every Fire Damper and smoke detector. The key was the Sequence of Operation controls (M501)—a document detailing the exact system logic. This isn’t just a blueprint; it’s the operational manual that guarantees the system runs as designed and maintains Code Compliance (ASHRAE 90.1 (2007)). We took the guesswork out of high-performance.

Our Outcome – Engineering That Pays For Itself

The final product is a textbook example of sustainable, resilient commercial HVAC design. We delivered a system where every component—from the Radiant Floor Manifold Box with its circulating pump (M203) to the WSHPs—works in perfect concert.

Here’s the breakdown:

  • Outcome 1: Operational Clarity: Comprehensive Mechanical Schedules and the Sequence of Operation ensure the client knows exactly how to run their investment efficiently.
  • Outcome 2: Built-in Safety: Provisions for Fire Dampers and smoke detectors in critical areas like bunk rooms meet and exceed safety standards.
  • Outcome 3: Long-Term Savings: The Geothermal WSHP design drastically lowers energy consumption, leading to a system that pays for itself over its long life. The client received a complete Code Compliance Certificate, validating their commitment to sustainable, high-performance infrastructure.
