When we studied this luxury residential MEP project at 144 Stanley Glen Road, Watchung, NJ, one thing became very clear to us: high-end homes are not about fancy drawings — they are about systems that work quietly, safely, and correctly for years. At Fluxiss, this project reflects how we approach MEP engineering for luxury residences in the US and globally.
The hardest part of residential HVAC design is balancing comfort across multiple floors. This home needed separate zoning, high air volume control, and quiet operation — especially for spaces like the home theater and master suite. The attic and basement layouts added routing limitations for ducts.
We designed a split-system HVAC layout using multiple condensing units (up to 5.0 tons) and furnaces/air handlers located in the attic. We reviewed the CFM calculations to ensure every room received proper airflow. The rigid round ductwork was carefully sized from 4 inches to 15 inches, keeping pressure loss under control. Final HVAC drawings met code and simplified on-site installation.
Luxury homes today demand more power — EV chargers, smart lighting, dimmers, and exterior controls. The real issue we noticed was avoiding overloads while keeping the system future-ready and code-compliant.
Fluxiss delivered a complete electrical layout with a 200A electrical panel, dedicated circuits for appliances, EV charging, GFCI outlets, and dimmer-controlled lighting. Exterior lights were automated using photocell relays and time clocks. Fire safety details, including wall opening protection for outlet boxes, were added to meet US fire codes.
This residence required a plumbing system that could support heavy usage without pressure loss. Septic drainage and gas routing added complexity, especially with slope requirements and future appliance planning.
We designed hot and cold water supply systems using tankless water heaters for efficiency. Drainage lines were laid with a minimum 2% slope, connected to a septic tank and pump system. The natural gas layout supported furnaces, appliances, and capped lines for future outdoor features like grills or fire pits.
